About us
AURA Investments is a UK based Property Development and Investment business, specialising on maximising returns for our investors with a focus on Buy-to-Let, HMO’s and Commercial Conversions to create generational wealth.
Founded by Ben Richards, a landlord since 2011, an ex-Berkeley Group Technical Manager with experience working on £1bn central london developments and serial entrepreneur with numerous businesses in the architectural, engineering and construction space.
Ben has worked with HNW individuals and funds to deploy over £17m of private investment in to the UK Real Estate market through partnerships and joint ventures with a track record of average returns exceeding 20% IRR.
Projects
Douglas Road, Stanwell, Staines-upon-Thames
Developed in 2016 this project was a 35% return on GDV and utilised a large end terrace property to it’s greatest potential by obtaining planning permission for a two-bedroom new-build house in the garden plot to the side.
Built and refinanced in just 6 months this was AURA’s first property development.
Seafield Court, Russell Street, Reading
This property development involved the conversion of a semi-basement parking area in to 2x high quality modern apartments.
The derelict basement space was bought significantly below a RICS valuation and the 2x two-bed flats built out in 2020 for over £100,000 profit.
AURA were fundamental in obtaining planning permission and coordinating with the freeholders and various leaseholders of the block of flats above.
Flat, Seafield Court, Russell Street, Reading
Bought in 2011 as a one-bed flat and quickly refurbished and changed to a two-bedroom flat with a stud partition in the lounge. This £5k cost added £30k to the property value.
Within 2 years the original investment in this property was returned and it rents for £1000 pcm as a Buy-to-Let.
